Where specialization actually matters
In each of these, the property is only half the problem. The other half is people who don’t agree, a court that has to approve, and a clock nobody controls.
Two people who don’t trust each other have to agree on a price, a broker, a buyer, and a closing date. I work as a neutral — retained by both sides or by agreement of counsel — so the house stops being a bargaining chip and starts being an asset that gets sold properly.
Divorce real estate →I’m on the New York State Office of Court Administration’s Part 36 fiduciary list, eligible for appointment in Kings, Queens, New York, Nassau and Suffolk. I’ve sold occupied properties under court supervision, and I’ll testify when the record needs it.
Guardianship sales →Executors and administrators are usually grieving, often out of state, and personally on the hook if they get it wrong. I handle the house so they can handle everything else — including the parts nobody warned them about, like a sibling living in it.

How I sell a property →I hold more than one New York broker’s license: my own company, and an associate broker’s license with a firm that belongs to the national REALTOR® association. So the listing route is a decision made for your property, not the one route my company happens to use. Full syndication is available either way, plus marketed exclusives and delayed marketing where privacy and timing are strong considerations.

Consulting & advisory →Tenant placement and lease-up for owners in Queens, Brooklyn, Nassau and beyond — screened applicants, compliant disclosures, and a lease that holds. I represent owners, not tenants.
Landlord representation →For a small number of owners of two- to twelve-unit buildings: I run the property day to day — tenants, repairs, notices, compliance dates — on a flat monthly fee, and never hold your rent or your deposits. Your vendors invoice you and you pay them directly.
Property operations →Formally trained in buyer representation and working as your fiduciary — obliged to put your interests first — under written agreement, long before the industry required it. Today’s buyer is tomorrow’s seller, and I work accordingly.

Standing
Most agents you’ll meet work under a franchise that takes a cut of every deal and sets the rules they operate by. That’s a perfectly good model. It just isn’t built for a case with a judge in it.
I own my brokerage. Nobody upstairs needs the deal to close this quarter, nobody assigns me a script, and when you call the broker, you get the broker — not an assistant, not a team member who joined last spring. In a contested matter that independence is not a marketing line. It’s the reason I can serve as a neutral at all.
I also hold an associate broker’s license with a National Association of REALTORS®-affiliated brokerage, which keeps the corresponding resources available to me and my clients while I preserve our flexibility to do what is best for the specific client.
